CWB Inc. was founded by Roger Pencek (MBA) who is the President and Broker for CWB throughout the USA.  He personally trains each Broker/Agent before they are eligible to list any Business for Sale.
 
Our trained qualified car wash agents have an extensive background of personally owning businesses and direct car wash exposure.  Our specific talent is in evaluating each business to determine if the business is in fact salable and if so a logical plan for it to be marketed and ultimately acquired.  We primarily represent sellers of gas stations and car washes with values of $800K – $4M per location.

OUR MISSION AND PURPOSE

Our mission, steadfast since 1985, is to provide unparalleled professionalism and service to our sellers while honoring our buyers, ensuring a successful close of escrow for each business listing.

  1. Standard Listing: Our standard 12-month exclusive listing requires no retainer. The recommended commission is structured as follows: 8% for the first $1M, 7% for the second $1M, and 5% for each additional $1M of the sales price per individual car wash.

  2. Optional Packaging: Upon authorizing our 12-month Exclusive Listing Agreement, the seller pays a non-refundable retainer of $5,000 per location to cover packaging costs. This retainer is credited back through escrow if the business sells within 12 months. The standard commission percentages apply. The package is designed for efficiency, providing buyers with comprehensive information, expediting loan processes for lenders, and halving appraisal times.   3. Multiple Car Wash Locations: For sellers with two or more locations, we offer a discounted and negotiable commission fee.

INITIAL EVALUATION

Our earned reputation in selling carwashes is undisputed (see REFERENCES in our Web Site).  We encourage any sellers contemplating to sell their business to call several of their local Business Brokers and validate ‘their’ commissions of 10%. After reviewing our fee arrangement below, our commissions are 1%-3% below our competition, who are ‘general business brokers’.  We are specialists respected in the gas station and carwash industry and earn your business every step of the way.
 
Professionally, if after our complimentary initial evaluation we are not in mutual agreement of the “Market Value” of your carwash or gas station, we’ll simply decline listing your carwash and urge you to hire that “general business broker” to market your business for sale.  CWB has, and will remain the LEADER in the carwash broker industry, by not listing every carwash- only the ones that are saleable.

HOW WE PERFORM FOR BUYERS

Buyers are given all the honor and fair dealing that is afforded to complete their inquiry of any of our listed carwashes for sale. Upon their request of any of our listings, a confidentiality form will be authorized and we will provide them with a list of current lenders, insurance, equipment dealers etc., to assist them in their investigation of each carwash listing (see REFERENCES in our Web Site).

BUYER BROKER AGREEMENT

Often times buyers will alternatively, at their option, enter into a Buyer Broker Exclusive Agreement with us (BBE) with us. That agreement hires us as their exclusive agent in finding a gas station or carwash for them with specific geographic and financial terms.  If we have that business already in inventory to sell them, the goal is achieved immediately.
 
The BBE instrument provides us to bring unsuspecting carwash owners” letters of intent” or” purchase agreements” on behalf of our registered “buyer” for car washes that are not actively on the market.   Reciprocal confidentiality of both “Buyer” and “Seller” is strictly preserved, as when the seller typically hires us to sell their business. Our commission fees for BBE here are the same, as for business owners that list their carwashes for sale. However, never do we charge both buyer and seller double, if we sell them a carwash already in inventory.
